How to Identify the Source of Water Intrusion

The issue originated from both surface runoff and subsurface water flowing downhill from the back and side yards of neighboring properties. Without adequate drainage to intercept this influx, the water had no choice but to travel beneath the house.

Establishing an Effective Drainage System

CS Plumbing designed and implemented a gravity-fed French drain system aimed at capturing and redirecting water before it reached the home's foundation.

The project comprised several crucial components:

  • A French drain system engineered to collect both surface and subsurface water from the neighboring properties, channeling it through gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring carefully drilled holes in the curb for optimal discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller versions, linked to new 100mm PVC piping that leads to the curb.
  • A retaining wall system constructed along the boundary using concrete sleepers and galvanized steel posts, with auger holes drilled using an excavator to form a robust barrier to hold back the adjacent yard.
  • Efficient on-site soil removal carried out using a dumper for streamlined site management.

How to Achieve Effective Water Management

The newly established system now effectively captures surface and subsurface water at the property boundary, ensuring it is diverted away from the home. The homeowner has secured a durable, low-maintenance solution that protects their foundation, flooring, and investment in renovations.
